Mainland - Terms of Service
Before renting, we ask that you please read the following terms so that you, the potential Renter have a clear understanding of the contract between Yourself and Excalibur Rentals.
***All communication with Excalibur Rentals is logged for rental purposes only.***
**MAINLAND CANNOT BE DEEDED TO YOUR OWN GROUP.**
* I acknowledge that refunds are not offered FOR ANY REASON.
* Unless otherwise stated our parcels are Residential and Commercial zoned
* For privacy reasons you cannot see who has prims or return group prims on your parcel. However, we do offer a prim counter if you need one. This is for your protection so others cannot return your prims.
* I acknowledge that mainland parcels have Terraform limits: Usually for mainland its +/- 4m and can never be re-textured as per the restrictions set out by Linden Labs.
* Ability to rename parcel and description
* Ban lines and orbs are allowed. Orbs must only cover your parcel. If found in violation and we are unable to contact you it will be returned.
*I acknowledge that assistance from an Excalibur Agent with landscaping and builds is beyond what is provided from Excalibur, and is subject to fees at the Agent's discretion.
*Agents provide troubleshooting with Media Streams, rental boxes, deeding items, setting security orbs, filing tickets with LL, and returning items.
**High script-count objects that cause the sim performance to suffer are not allowed. If seen using too many scripted objects you will be asked to reduce the amount of scripts you are using for the overall health of the sim. Typical items include: Temp Rezers, Prim Babies, Houses in Build Mode, large amounts of breedables, and Particle Emitters…..( we are not saying you can't have these but they must be in moderation for the good of all SL)
***If it is seen that you are causing too much strain on the sim and are hogging sim resources we will return those objects without notice. ******
* Depending on the parcel size: I will limit breedables to 10 on ground level. Other Breedables must be kept on a platform at least 1000 meters in the air with All animations turned OFF. (Note parcels below 4096m in size may not handle this many, and may be asked to be reduced if they cause the sim performance to suffer as stated above.)
**WITH BREEDABLE ISSUES PLEASE CONTACT THE SUPPORT TEAM OF THAT PARTICULAR BREEDABLE. WE ARE NOT RESPONSIBLE FOR ANY NO-COPY, NO-MOD, NO-TRANSFER ITEMS OR BREEDABLES THAT GET LOST OR SICK WHEN THERE IS A SECOND LIFE GLITCH OR WE RECLAIM YOUR PARCEL DUE TO NON-PAYMENT OF RENT**
**Your skybox must stay on the parcel that you rented, without overlapping someone else's parcel. It must be kept within your prim limits, and be over 1000 meters in the air. We do ask that you please let one of the agents know if you are planning to have a skybox; they have a parcel boundary marker to make sure that your sky home is set up properly.
* I will keep my prims within the limits I am paying for and within my parcel boundaries. If found in violation, your objects may get returned to you without notice.
* If determined that either you or your guests were griefing or causing harm to the company in any way it will result in immediate eviction without refund or notice.
RENT:
* If you will be away during the time when your rent is due, it is your responsibility to make arrangements to pay prior to that time. We at Excalibur Rentals do understand that sometimes things happen in RL unexpectedly, but we are not responsible for making sure your spot is held and will return your items if rent is not paid and/or we have heard from you. We allow up to 10 weeks paid in advance, please keep in mind that 4 weeks is 28 days, NOT a month. Though we may work with you if it is within reason, it will be up to the Upper Management Team
* If you decide to upgrade or downsize (based on price), we're very glad to help you at any time. Downsizing has to be approved by Upper Management only. Please see a agent for details.
We expect all of our renters and our staff to communicate with each other as mature, responsible adults. Any vulgar, aggressive, confrontational or overtly argumentative language or conversation whether it is related to Excalibur business or of a personal nature will not be tolerated and will result in immediate eviction without notice.

By paying the Rental Box, you have read & agreed to our policies, rules & rental agreement, and therefore you are stating that you understand. Excalibur Reserves the right to terminate any and all rental agreements without warning if found to be in violation of the above statements or Linden Labs Terms of Service.

Sky Dome - Terms of Service
⚜〜DOME TOS 〜⚜
Before renting, we ask that you please read the following terms so that you, the potential Renter have a clear understanding of the contract between Yourself and Excalibur Rentals.

* I acknowledge that refunds are not offered FOR ANY REASON. If you decide to upgrade or downsize (based on price), we're very glad to help you at any time. Downsizing has to be approved by Upper Management only. Please see a agent for details.
* The dome encasement MUST remain. The mesh islands and other staging items can be removed.
* You cannot return group prims or see who has objects on the parcel; however, a prim counter is included for you to keep track of your prim usage
* Domes are Residential and Light commercial only. Photography studios are encouraged but traffic must be at a minimum.
* No clubs or lucky chairs are permitted.
* Limit to one prim baby per dome; however, if causing the sim to suffer you may be asked to remove it for the overall health of the sim. ( Generally speaking items with excess of 6k+ in Script will cause health issues )
* Farms are allowed in our domes.
* Pets are allowed in small numbers. Not to exceed 6 per dome rental.
* Breedables are allowed in small numbers.
* If seen using too many scripted objects you will be asked to reduce the amount of scripts you are using for the overall health of the sim.
* Cannot change stream or media {Web-based media players provided}
* Cannot deed to group
* Cannot change parcel name or description
* Ban lines not permitted
* Orbs are allowed but has to be set so that it only covers your dome area
* Temp Rezzers that cause the sim performance to suffer are not allowed.
* Sky platforms are not allowed
* Objects MUST stay within the dome encasement
* Any object that spams your neighbors are not allowed and is subject to return by Management.

* Excalibur Rentals cannot be held responsible for issues caused by Linden Labs, such as Grid downtime and crashing, or glitches on the grid. If issues arise we will lobby on behalf of our renters, but in the end issues such as that are between Linden lab and the resident.
* We expect all of our renters and our staff to communicate with each other as mature, responsible adults. Any vulgar, aggressive, confrontational or overtly argumentative language or conversation whether it is related to Excalibur business or of a personal nature will not be tolerated and will result in immediate eviction without notice

Island / Estate Covenant

Before renting, we ask that you please read the following terms so that you, the potential Renter have a clear understanding of the contract between Yourself and Excalibur Rentals.

* I acknowledge that refunds are not offered FOR ANY REASON.
* Land is Deedable to own personal group, Restarts happen DAILY
* This is a Residential and Commercial zoned sim unless otherwise stated
** Full land options, Right of return, Terraform rights (+/- 10 m), Parcel subdividing
**IF YOU ATTEMPT TO SET THE LAND FOR SALE. You will be immediately BANNED from all Excalibur properties and an abuse report for scamming will be filed with Linden Labs. ALL LAND MUST STAY WITH THE PRIMARY RENTERS GROUP. (This is not the same as having Subtenants)
* High script-count objects that cause the sim performance to suffer are not allowed. If seen using too many scripted objects you will be asked to reduce the amount of scripts you are using for the overall health of the sim. * No buildings or floating objects in the sky below 1000 meters. You may use the sky 1000M or higher but please respect your neighbor’s privacy and do not rezz your objects or structures directly next to them in the sky. Objects on your land or in the sky must remain within your property lines.
* ANY OBJECTS VISIBLY ACROSS PROPERTY BOUNDARIES WILL BE RETURNED AT OUR DISCRETION. To turn on the parcel boundary line go to World> Show more> Check Property Line.
* Buildings and Objects above 18m tall require approval by our management team.
* Surrounds not placed by Excalibur management are subject to return, if you wish to use your own, use mesh that mimics the surrounding area in height and general color, or get pre- approval. We don't approve Terraforming a berm or cliff using the ground or the use of Prim Walls.
** Orbs must only cover your parcel. If found in violation and we are unable to contact you it will be returned.
* I acknowledge that assistance from an Excalibur Agent with landscaping and builds is beyond what is provided from Excalibur, and is subject to fees at the Agent's discretion.
Required Land Settings:
* You will Restrict all Sounds, Avatar Sounds, and Voice to your parcel: About Land> SOUND
* Open rezz MUST be turned off: About Land -> Objects->Build-> set to group ONLY. This prevents griefers from griefing the sim you are on.
* Show in search is allowed. However using the "rentals" term is disallowed
* Any object that spams your neighbors are not allowed and is subject to return by Management.

Real Life Laws: (Yes, RL Sucks and regulates our escape from it)
Before setting up a business, club, or group, check the laws in your City, State, Country. It is YOUR responsibility not to violate any laws governing you, because of the anonymity of Second Life we cannot possibly know what rules apply to you, and even if we knew where you are from, we couldn't possibly know all of your laws.

**If you wish to run a club, depending on your traffic we may require you to upgrade
We have the following parcel traffic guidelines:
-Anything below a 4096m is not permitted
-Up to 5 av’s 4096m
-Up to 10 av’s 8192m
-Up to 25 av's 16,384m ¼ sim
-Up to 50 Av's 32,768m ½ sim
-Up to 75 Av's 49,152m ¾ sim
-Up to 100 Av's 65,536m Full sim.
-20 and under and you could run it on a full homestead. **Not recommended but it's your club**
(We do not allow Skill Gaming on our Estates)
**Bots are allowed as long as they have a purpose. LL does NOT allow bots to increase traffic. Read the SL TOS on bots for what is and is not allowed.
RENT:

CONDUCT:
You'll be banned if you're caught doing this within the Sim:
*STRICTLY No harassment or stalking.
*STRICTLY No sexual harassment.
*STRICTLY No littering of objects on other resident's land.
*STRICTLY No infringing on other residents' privacy.
*STRICTLY No screen shots without permission of land owners or sim management.
Allowed:
*Nude Activities are allowed as long as they don't cause issues with the neighbors.
*Child avatars cannot be on an adult sim (Refer to LL TOS)
*** We expect all of our renters and our staff to communicate with each other as mature, responsible adults. Any vulgar, aggressive, confrontational or overtly argumentative language or conversation whether it is related to Excalibur business or of a personal nature will not be tolerated and will result in immediate eviction without notice.

By "purchasing" the land you have read & agreed to our policies, rules & rental agreement, and therefore you are stating that you understand, That is your first week of rent.

Mall Rentals - Terms of Service
Here you will find the guidelines of our mall rentals. These as well as our regular terms of service will apply to your mall rental. Please read carefully as we do NOT offer refunds for ANY reason.

- Cannot deed to own personal group
- Mall rentals start out at L$75/week for 50 prims. Upgrading depends on availability and may require you moving stores. Please note that the stores prims/price varies and we cannot go lower or higher than what is currently allotted.
- If you will be away during the time when your rent is due, it is your responsibility to make arrangements to pay prior to that time. We at Excalibur Rentals do understand that sometimes things happen in RL unexpectedly, but we are not responsible for making sure your spot is held and will return your items if rent is not paid and/or we have heard from you. We allow up to 8 weeks paid in advance. Please keep in mind that 4 weeks is 28 days, NOT a month. Although we may work with you if it is within reason, it will be up to the Upper Management Team’s discretion.
- Once you rent ask an agent for a Mall Renter tag so you have the ability to rez items. If an agent isn’t currently online please contact Cherri Levenque, our support bot, and the next available agent will contact you.
Allowed:
- Sounds must stay restricted to your parcel.
- Ability to change parcel name, description, music stream and set landing point within your store only
- Visitor counters as long as they don’t spam
- Updated low script vendors
- Web Connect Scripts
- Contact us if you want to put your logo in the sign provided. Please keep in mind, that your texture needs to be full perm.
Not Allowed:
- Any object that spams (group invites, greeter NCs, sensors, ect)
- Floating Text (Floating text on Landmark givers are ok)
- Particle/Emitters and rotating objects
- Live breedables of any kind
- Campers/Bots (Anything that enhances traffic)
- Lucky Chairs
- Renting out your own Ad Boards
- Anything of an "Adult" nature. This is a Mature sim, not an Adult one; Please keep all genitalia covered.
- NO LIVING ABOVE THE SHOP - The shops are commercial only. Anyone found living above them will be removed and their prims returned.
〜⚜ YOUR SHOP SPACE ⚜〜
- All space inside is yours, the space in front of your shop MUST be kept clear and open. Respect each other’s space. Please do not place anything outside of the store.
- Please keep within your prim allotment, we will return any items that go over the prims you are allowed. If you feel you need more prims please speak to a agent.
〜⚜ ADVERTISING YOUR BUSINESS ⚜〜
You will not spam or advertise in the Excalibur Rentals groups, nor will the Staff do it for you. Advertising for your shop, is your own responsibility.
Our MAIN goal is to have an attractive place to shop for everyone that visits the Excalibur Rentals Main office. We WILL strive to make sure your experience here with us is a pleasant one. We will NOT tolerate; Threatening, Abusive, Disruptive, Harassing, Indecent or Perverted Behaviors. If you experience ANY of these anywhere on the Excalibur Rentals Office parcel, please let management know immediately and we will take immediate action.
